Rent adjustment
Raise the rent of many bookings at once by a percentage, from a chosen month onwards. Use it for yearly indexation.
Before you start
- Where: Settings → Payments, the Rent adjustment card at the bottom (
https://platform.vivin.app/settings/payments). - Plan: every account has it.
- Permissions: Account Settings → Module, Account Settings → Invoicing & Payments and Bookings → Bulk Rent Increase. Super Admin and Admin have all three by default. Without the last one, the card is hidden.
Set the increase
Click Review and apply on the card. Step 1 of 2 asks for:

Click Preview. If the month is in the past, a note warns that the increase on months already paid becomes an outstanding amount for the tenant.
Review what changes
Step 2 of 2 lists every booking that can be raised, with Tenant, Unit, Contract period, Current rent, New rent, the number of instalments and the total increase.
- Narrow the list with the search box (tenant, unit or property), Start date / End date, Select categories and Select properties.
- Untick any booking you want to leave out. The footer counts what is selected and the total increase.
- Bookings raised with this tool in the last 12 months show a "Revised" tag and start unticked, so you do not raise them twice. Turn off Show revised in last 12 months to hide them.
- Export saves the selected rows as CSV or Excel, for your records or tenant notices.
These bookings never appear: cancelled ones, ones with dual pricing, ones on the Installments contract type ("Rent paid in installments"), ones whose rent is being invoiced right now, and ones with no rent instalment in the effective month.
Apply
- Click Apply.
- Check "Raise N bookings by X%?" and click Confirm.
- Keep the window open until the progress bar finishes.
What happens when you apply
- Every Rent instalment from the effective month onwards goes up by the percentage on the selected bookings. Earlier months and unit prices stay as they are.
- On months already paid, the extra amount becomes an outstanding balance for the tenant.
- Nothing is sent to tenants. Tell them yourself, for example with an Emails rule.
The results screen counts the rents raised and, when relevant, bookings "already applied", "changed since preview", "skipped" (with the reason) and "failed".
Troubleshooting
- "Enter a percentage between 0.01 and 1000. Decimals may use a comma or a dot.": correct the percentage.
- "No bookings match": no booking has a rent instalment in that month, or every match is excluded. Change the month or the filters.
- Bookings show as changed since preview: they were edited after the preview. Run Preview again.
- Some bookings failed: nothing was changed on them. Use the retry button on the results screen; a booking is never raised twice.
Apply cannot be undone. To change one booking's rent, edit that booking instead. See Bookings.
Tips
- Export the selection before you apply. It is your record of the old and new rents.
